Ask HomeMasons: Prioritize Small Fixes, or Save Up for a Big Reno?

Welcome back to Ask HomeMasons! This month, we’re tackling a classic homeowner’s dilemma: how to balance efficiency, budget, and timing with both small fixes and big renovations.

A Reader Asks:

Team,

I live in the West End, and my wife and I are planning a massive kitchen and master suite addition in about two years. The house is a beautiful 1950s ranch. Right now, I have a few nagging issues: a small leak in the gutter, a soft spot on the fascia board, and a few minor drafts around the back door.

My question is simple: Should I spend money on these small fixes now, or just save every penny for the big, expensive remodel in a couple of years? Won’t the contractors just tear out and fix these areas anyway? I’d rather not double-pay.

Ted R.; West End, Richmond, VA

Ted,

Thank you for that excellent question. It’s one of the most common (and toughest) dilemmas homeowners face. Your instinct to be careful with your budget is spot on.

In our experience, letting small water or structural issues linger is usually the most expensive choice in the long run.

It really comes down to understanding how putting off all those small fixes can ripple through the whole system of your home.

Ignoring the Small Fixes Can Cause Big Problems

You’re absolutely right that a remodel will involve tearing out and replacing a lot. The real question is: what surprises will we find behind those walls when the time comes?

The Danger of Water Intrusion

A soft fascia board and a gutter leak may seem like small annoyances, but they’re really open invitations for bigger trouble. Water intrusion is structural disease to a home. That $300 repair today can easily turn into thousands in hidden rot, damaging your roof decking, rafter tails, and the wall framing below if left unchecked for a couple of years.

When we start a Design-Build project, the budget is built around what we expect to find. If we open up a wall and discover rot that’s crept several feet into the sill plate, that’s an immediate (and expensive) change order. That’s money that could have gone toward the fun stuff, like your countertops or lighting package.

Undermined Structural Integrity

Your new addition will need to tie into a solid, stable structure. If the original framing (especially in key areas like the sheathing or rim joists) has been compromised by rot or moisture, we can’t just build over it. We’d have to do significant structural repairs first, which can add both time and cost before the real project even starts.

Taking care of your handyman list now is like pre-cleaning and stabilizing your future construction site. You’re removing expensive unknowns and helping make sure that, when it’s time to build, the project stays on track and on budget.

Small Fixes to Prioritize Today

Treat simple maintenance as the first step in your remodel planning. Here’s a simple Richmond Homeowner’s Audit you can start with:

Roof & Gutters

The risk is straightforward: clogged gutters or loose flashing send water straight into your fascia and siding. The fix is classic handyman work, such as cleaning and repairing gutters, and sealing up any loose flashing. This keeps your framing healthy and makes sure we have a clean, predictable tie-in for your new roofline when the addition starts.

Siding & Trim

Any soft spot is a sign of active decay or a welcome mat for pests. The right fix is to replace damaged siding, repair any wood rot, and refresh old caulking. This keeps the structure solid where your new addition will meet the existing house.

Foundation/Basement

Too much moisture below grade can lead to mold and weaken your floor system. The audit fix: check your crawlspace vapor barrier and seal up any foundation cracks. This protects your future hardwood floors and interior finishes from moisture headaches later.

Sweat the Small Stuff

Whether you’re a seasoned DIYer or prefer to call in a trusted pro, tackling these items now is the cheapest insurance policy you can buy for your future renovation. Don’t let small fixes turn into a five-figure roadblock on your dream project.

HomeMasons has developed informational brochures regarding what to expect when you undertake repairs for water intrusion, leaks and resultant deterioration.  Feel free to call us; we would be happy to send you that information.

We hope this helps as you plan your year-end audit and look ahead to your remodel. Whether you decide to do the work yourself or bring in a pro like the HomeMasons team, understanding the ‘why’ behind your home’s issues is always the first step. We’re here whenever you’re ready.

Best wishes and happy holidays!
